choose the wording you want included in your contract to cover you for any inspections for example Termite, Structural, Electrical. All electrical, gas and plumbing to be in working order etc. Ask your settlement agent what they would recommend
choose your settlement agent and advise your real estate agent who will be acting on your behalf
set up appointment with lender or broker as soon as possible, provide a copy of your contract. Ask your lender to fax a copy of your finance approval letter to your real estate agent
return paperwork from your settlement agent
ask your real estate agent to arrange Termite or Structural inspections and request a copy of the reports to be sent to your settlement agent or you choose the companies to do the inspections give them the real estate agent phone number to gain access to the property
sign bank's mortgage documents no later than 7 days prior to settlement. If you are refinancing another property you will need to sign a Dsicharge Authority 7 days prior to settlement to enable them to be ready in time for settlement
arrange building & contents insurance
complete final inspection of property 7 days prior to settlement to check property is in the same condition.
check electricial, gas & plumbing working at final inspection if the wording is included in contract
advise settlement agent of any problems with the final inspection
return paper work sent to you by the settlement agent
check with real estate agent when the seller intends to move out, they have until 12pm the day after settlement, arrange removalist
moving into property contact Alinta Gas & Synergy to connect gas & electricity
your settlement agent will attend settlement on your behalf and they will contact you and the real estate agent when the transaction has settled
