Our Commitment to you

  • Write to the buyer to acknowledge receiving a copy of the contract of sale
  • Provide a search of the Title being purchased.
  • Provide a summary budget statement.
  • Prepare a Transfer of Land document for buyer to sign to change the ownership of the property with the state government.
  • Provide buyer's lender with a copy of the Transfer, Title search and statement.
  • Order and pay for rate enquiry from shire, water, land tax and strata company to request:
    • copies of current accounts
    • property information
    • a special water consumption reading
  • Provide a copy of any encumbrance that may effect the use of the property for example:
    1. Easement -   sewerage line that may not be built on 
    2. Notification - the property effected by overhead air noise from planes or has been used as an old artillery range, etc
    3. Restrictive Covenant - sets out building guidelines, from the materials to be used, to the size of dwelling, etc.
  • Recommend buyer complete a final inspection of the property 7 days prior to settlement, to ensure the property is in the same condition as when the offer was placed. 
  • Recommend buyer complete final inspection if the contract is subject to a good working order to check all gas, electrical, plumbing etc.
  • Forward the Transfer of Land to the seller’s settlement agent for the seller to sign before settlement.
  • Co-ordinate settlement with the other settlement agent, for the seller's bank to attend settlement at the buyer's bank at a mutually agreeable date and time.
  • Phone buyer when settlement booked.
  • Adjust shire rates, water rates, land tax and strata levies.
  • Advise bank in writing of the bank cheques needed to settle and provide an updated statement.
  • Search title to ensure no one has registered a caveat over the property .
  • Pay stamp duty on contract and transfer at Office of State Revenue before settlement.
  • Attend settlement in Perth on buyer's behalf
    • Arrange and collect bank cheque for buyer's contribution to be handed over at settlement.   
    • Sit down with buyer's bank hand over stamped Transfer of Land, registration fee and bank cheque fees
    • Phone buyer to confirm settled and advise buyer to call real estate agent to collect house keys.
    • Pay outstanding monies owing to the shire, water, land tax or strata company.
    • Write to buyer confirm settlement, provide final statement detailing rates adjusted
    • Ensure after settlement seller’s agent pays the water consumption upto the date of settlement.
    • Order fresh title search and post copy to buyer showing buyer as the new owner.
