Buying a property our commitment to you to complete the followings actions on your behalf: 

  • Write to client acknowledge receiving a copy of the contract of sale
  • Supply a search of the Title being purchased.
  • Provide a budget statement to client with first letter
  • Prepare a Transfer of Land document to change the ownership of the property with the state government with first letter to client
  • Provide lender with a copy of the Transfer, Title search and statement.
  • Order and pay for rate enquiry 'shire, water, land tax and strata company', request:
  • statement of current account
  • property information detailing zoning,etc
  • special water consumption reading
  • Provide a copy of any encumbrance that may effect the use of the property:
  • Easement -   sewerage line no permanent structure to be built on the top of 
  • Notification - property effected by noise pollution from planes or smell from old chicken farm, etc. 
  • Restrictive Covenant - sets out building guidelines, from the materials to be used, to the size of dwelling, etc.
  • Recommend complete final inspection of the property 7 days prior to settlement, to ensure the property is in the same condition as when the offer was placed. 
  • Recommend complete final inspection if the contract is subject to a good working order to check all gas, electrical, plumbing working etc.
  • Provide FREE check list for the final inspection
  • Direct Transfer of Land to the seller’s settlement agent for the seller to sign before settlement.
  • Co-ordinate settlement with the bank and the seller's settlement agent and the seller's bank to attend settlement at a mutually agreeable date and time. 
  • Phone when settlement booked.
  • Adjust shire rates, water rates, land tax and strata levies.
  • Advise bank in writing the bank cheques needed at settlement & provide an updated statement.
  • Obtain a check search of title to ensure no other party has registered a caveat over the property .
  • Pay Stamp Duty to the government before settlement, ensure Transfer & Contract stamped.
  • Attend settlement at Lenders office in Perth
  • Order & collect bank cheques to hand over on behalf of buyer.   
  • Hand over stamped Transfer of Land, registration fee & pay bank cheque fees to Lender.
  • Phone to confirm settled and advise call real estate agent to collect house keys.
  • Pay outstanding monies owing to the shire, water, land tax or strata company.
  • Confirm settlement in writing, provide final statement detailing rates adjusted .
  • Ensure seller’s agent pays the water consumption after settlement.
  • Order fresh title search and post copy to  showing you as the new owner.
